Corporate housing is a real-time barometer of where the global economy is hiring, building, and moving talent. In the third quarter of 2026, the signals reflect the variances in the markets themselves. Throughout this report, we look at demand and pricing through the lens of Average Daily Rates, or ADR: the actual daily rate paid on confirmed Dwellworks Living bookings, measured on a rolling 12-month basis rather than an advertised or list price. Because ADR reflects what companies and their travelers are truly paying, it is one of the clearest indicators of supply, demand, and market pressure.
Across the Dwellworks Living portfolio this quarter, three themes stand out: artificial intelligence and large-scale project work are reshaping North American relocation and project dynamics, geopolitical uncertainty and short-term rental regulation are defining EMEA, and predictable summer relocation cycles are driving key APAC locations. Supply remains broadly healthy worldwide, keeping most pricing stable even where demand is climbing.
Americas: AI and Projects Set the Pace
In the Americas, 1-bedroom ADRs range from $128 in Calgary, the region's lowest, to $369 in San Francisco, the highest. The gap tells the story: the priciest markets are those absorbing an AI-driven hiring and project surge. San Francisco, Silicon Valley, and Seattle are all trending higher, with Seattle carrying the added volume of increased aerospace activity. New York remains elevated on steady relocation and business travel, while markets such as Atlanta, Houston, and Calgary sit at the more affordable end.
Notably, the World Cup's dynamic-pricing bump was largely absorbed by local markets without major swings. Expanded multifamily supply is keeping most of North America in balanced-capacity territory.
EMEA: Regulation, Geopolitics, and a Look at London
Across EMEA, 1-bedroom ADRs run from $139 in Madrid, the region's lowest, to $233 in London, the highest. London, Europe's largest serviced apartment market, is a market of two halves: excess capacity in some neighborhoods sits alongside limited availability and higher prices in areas serving the financial and AI sectors.
Madrid and Paris show steady-to-rising business travel, while Amsterdam continues to navigate restrictive regulation and limited new construction. In the Gulf States, locations including Dubai, Abu Dhabi, Doha, and Riyadh are seeing excess capacity and softer rates as the Middle East conflict and summer heat suppress travel.
A broader trend to watch in the EU and the UK is that more cities are moving to limit short-term rentals for tourists. APAC: Seasonal Moves Drive Demand
In Asia-Pacific, 1-bedroom ADRs range from $100 in Kuala Lumpur, the region's lowest, to $247 in Singapore, the highest, with Hong Kong, Sydney, and Tokyo also among the costliest markets.
The defining APAC trend is seasonality: summer relocation peaks in established business hubs such as Singapore, Hong Kong, and Tokyo, and increasingly in Sydney and Seoul, where relocation and business travel are both climbing. Pricing across the region is steady to marginally higher, reflecting that seasonal demand against generally healthy supply.
Emerging markets like Bengaluru, Mumbai, and Hyderabad offer real opportunity. Housing is plentiful overall, but supply that meets the specific needs of international business travelers remains limited, keeping capacity tight in the fastest-growing destinations.
