Stay Ahead of the Curve: Q3 2025 Insights for Corporate Housing & Business Travel
Dwellworks LivingDwellworks Living provides quarterly market and Average Daily Rate (ADR) pricing updates to empower global mobility and business travel clients to make informed accommodation decisions in key cities across APAC, EMEA, and the Americas. Our Q3 reports combine macro-level data with local expertise, offering a strategic advantage for analyzing and updating travel and accommodations policy benefits, practices, and reporting in line with the latest trends and expectations.
An Updated Look at Business Travel and the Global Economy
As Q3 2025 unfolds, there are some key indicators of renewed growth in the global economy. Research from the Global Business Travelers Association (GBTA), shared at their July 2025 convention, indicates that global business travel spend will grow by 6% versus 2024. An even more compelling data point is their report, co-published with the American Society of Travel Advisors (ASTA) on the economic impact of global travel: an ROI of $14.60 for every $1 spent. The International Monetary Fund (IMF), in an update also shared in late July, has adjusted upwards its 2025 predictions for global GDP growth based on strong economic fundamentals and a stabilizing global trade environment.
In the corporate relocation and business travel accommodations sector, we observe mostly stable pricing in short-term temporary living rentals, supported by generally sufficient supply in most markets. Note that in markets with greater rental inventory challenges overall, such as San Francisco, New York City, Amsterdam, and Munich, the cost of furnished accommodations is reflected in higher average daily rates (ADRs).
Key Trends Shaping Q3 Pricing and Availability in Key Temporary Accommodations Markets
As the global economy adapts to evolving dynamics in the second half of 2025, we’ve spotlighted several key trends and influences impacting furnished accommodations in key global business destinations.
- Highly Competitive Rental Markets Drive Higher Accommodations Costs: In markets such as Dublin, Amsterdam, Munich, and Hong Kong the high cost of rental properties impacts both short-term and long-term inventory. By contrast, markets with less competition are experiencing stable and, in some instances, reduced Average Daily Rates (ADR) for furnished accommodations.
- Supply is Plentiful in Most Markets, with a Few Key Exceptions: Across the 30+key markets we track for our quarterly reports (and the over 900 markets we track overall with our Market Rate Tool), there is good supply to meet business travel and relocation needs. In highly competitive rental markets, as noted, supply may be more limited. In rapidly growing markets, like Seoul or Madrid, where a corporate housing infrastructure is a work in progress, our partners and supply chain experts work directly with landlords to add options to our database and curate and expand our vetted and compliant portfolio options.
- Project and Groups Needs Continue to Grow: The GBTA Business Travel Index noted growth in business travel categories such as Trainings, Groups, and Projects. Expectations for these categories typically include controlled costs, guaranteed availability, proximity to employer or project work site, and comprehensive duty of care to support potential rotations, employees new to business travel, and client reporting. Dwellworks Living is uniquely qualified to support Group and Project needs. Learn more about our capabilities in our Housing for Groups and Projects blog here.
- Travel Buyers Are Asking for More Accommodations Options and Cost-Effective Solutions: The release of our Q3 Market Reports coincided with the dates of the GBTA Convention in Denver in late July. At a key convention session entitled, “From Chaos to Clarity, Fixing the Extended Stay Puzzle for Project Travel” Nick Estrada, CEO of the Corporate Housing Providers Association (CHPA), Carol Fergus, Fidelity International, Danny Cockton, Wood PLC, and Craig Partin, Suite Home Corporate Housing discussed the need to provide today’s travelers with more ‘home from home’ choices through professionally managed and compliant options that meet duty of care requirements lacking in vacation rental choices. Research from CHPA and other sources also confirms that furnished accommodations can cost 5-26% less than business hotels for longer stays. (Dwellworks Living supports extended stays of 7+ days or more and applies these savings versus hotel rack rates across our portfolio). The furnished living differential is confirmed in the pricing updates provided in our Q3 reports.
