FACCT for Agnostic, Data-Driven Carbon Emissions Reporting

On April 29, 2025, the Furnished Accommodation Carbon Calculation Tool (FACCT) was officially launched marking a significant milestone for the corporate housing industry. Powered by CHPA (the Corporate Housing Providers Association) and funded by leading organizations in corporate housing, including Dwellworks Living. This innovative tool is designed to help corporate housing providers measure and manage their carbon emissions through a single, agnostic, and standardized tool. Through the standardized capture of data, the industry can make progress in establishing emissions baselines, and work towards reductions and a more sustainable future.

Dwellworks Living Joined Industry Leaders to Summarize the Significance of FACCT

The launch event featured four leaders in the accommodations industry who have led the advocacy and development efforts behind FACCT:

Debbie Woodley and Jo Layton are the co-chairs of the CHPA Sustainability Task Force. Eric Ricaurte and Greenview are the preeminent developers of tools for reporting, tracking, and analyzing sustainable progress in the hospitality industry. Nick Estrada, CEO at CHPA has guided the project through its key stages, including securing Board approval and support for FAACT as an essential support service for providers of furnished accommodations and an industry differentiator overall.

The inspiration for FACCT came out of CHPA’s 2022 Connect conference at a session led by members who wanted to positively impact the environment and take sensible sustainable actions for their properties in response to a growing client demand for action and reporting. This discussion, which included Debbie Woodley and Jo Layton among others, formed the base of the CHPA Sustainability Workgroup (subsequently upgraded to a standing task force of the association.) As Debbie Woodley noted in Dwellworks Living’s earlier blog introducing the planned release of FACCT, the focus of the group has reinforced that “non-sustainability is not an option. There is a pressing need for industry standardization for measuring sustainability.”

With a shared interest in taking practical sustainable actions and establishing uniform standards and practices supporting environmental progress, the need for a common, agnostic, accessible and universally trusted carbon calculator for the industry was agreed to. The purpose of the tool would be collaboration not competition.

From Vision to Reality: How FAACT Became a Tool to Differentiate the Value of Corporate Housing

Over the past few years, the Sustainability Workgroup made progress in its research, education, and advocacy mission, and in securing funding from industry partners, led by Dwellworks Living and CAP Worldwide, to support a calculator to benefit all suppliers and support all clients. With CHPA executive leadership and board endorsement, a subset of the workgroup, committed to providing feedback and participating in early testing, was formed to invest in the collaboration with Greenview beginning in 2024.

While CHPA and the Sustainability Workgroup had originally intended to adapt and leverage the Hotel Carbon Measurement Initiative (HCMI), also developed by Greenview and championed by the World Sustainable Housing Alliance, it soon became clear the offerings in the temporary living industry were too distinct from those in in the hotel sector to support a simple modification of the hotel industry calculator. Hotels have ‘environmental overhead’ for the resources required to provide meeting and convention services, food service, and pools and spa facilities. In the analysis that led to the creation of FACCT, the sustainability as well as the savings value of an extended stay in corporate housing versus hotels became even more clear.

The development of the tool officially launched in July 2024, with biweekly consultative meetings and testing with a core group of 21 Workgroup members from October 2024 to January 2025. The tool was soft launched at CHPA Connect25 in February and launched to the broader industry with a webinar and a series of communications resources, in April 2025.

FACCT Streamlines Emissions Data Gathering, Analysis, and Reporting

Version 1 of FACCT is an Excel-based MVP (minimum viable product) designed to be user-friendly and efficient and to encourage supplier participation. Data management within FACCT is organized for three key uses: to create an Inventory of unit data, that can be expanded and applied to multiple units in the supplier’s property, or across properties with identical configurations; to enable the Categorization of results by criteria; and to produce Buyer Reports for agencies, clients, and (as authorized) guests/customers requesting or requiring emissions information for their use.

FACCT can handle any housing provider’s data for any 12-month period. As the hospitality industry’s foremost resource in carbon emissions reporting and analysis, Greenview has already built an emissions factor library that includes built-in 2024 emission factors and metrics that are used by government agencies and form the backbone of tools such as the Cornell Hotel Sustainability Benchmarking Index. The tool supports multiple types of units and inputs (from studio apartments to single-family homes) reflecting each supplier’s energy purchasing decisions and various emission intensity metrics.

To calculate carbon emissions, users need to provide key information for each unit, including the address, unit attributes (such as the number of bedrooms and bathrooms), floor area details, length of occupancy, rental cost, and energy usage. The tool then converts the energy usage from the input source to kWh and applies the emission factor to determine the carbon emissions.

Why Use FACCT? Benefits to Corporate Housing Providers, Agencies, and Clients

FACCT offers numerous benefits to corporate housing providers, their agency partners, and clients such as global mobility program managers and business travel buyers. For the first time, a tool is available that offers standardized, agnostic, and industry-standard calculations to provide buyers with the carbon footprint for specific units in a provider’s inventory, or all units rented through aggregated reporting by an agency or administrator. This information can be used, for example, to respond to Requests for Proposals (RFPs) and to determine the average emissions of each unit’s configuration by type of unit and location. FACCT is specifically not a resource that summarizes estimates and averages in a geographic region: its results are based on specific, supplier-provided inputs. Providers can maintain an inventory of the carbon footprint of all units added to the tool for the calendar year and download and share with agencies and clients on demand.

For agencies, administrators, and clients who manage corporate relocation and business travel, FACCT provides transparency, standardization, and reliability, allowing them to make informed decisions and support upstream reporting about the carbon footprint of their accommodations and their accommodations spend. As CHPA CEO Nick Estrada noted, ‘The specific goal is data gathering and reporting, the aspirational goal is establishing benchmarks and reducing carbon emissions in furnished accommodations.’

Future Enhancements

The launch of FACCT is a game-changing event for sustainability in furnished accommodations and greener business travel and workforce mobility. The development of FACCT is an ongoing iterative process, with several future enhancements planned. These include the development of a web-based entry tool, integration for agencies and software providers, database development for data reporting, benchmarking of data sets for providers and agencies, and data driven decarbonization recommendations.

Where Does Sustainability in Corporate Housing Go from Here?

By providing a standardized and user-friendly tool for measuring and managing carbon emissions, FACCT will empower providers, agencies, and clients alike to make more environmentally responsible choices as well as meet corporate and government agency reporting requirements. Data from FACCT will enable insights and guidance to the controllables that have the greatest impact on a lowered carbon footprint, whether from efficient energy choices made by the supplier or corporate travel and relocation policies that encourage responsible environmental engagement from travelers and guests. As the tool continues to evolve and improve, the intention is both to make informed decisions about corporate housing and to align FACCT with other carbon-emissions reporting tools to guide more sustainable business travel and relocation overall.
