Dwellworks Living - CHPA Furnished Accommodations Carbon Calculation Tool (FACCT)

It’s Here! A Carbon Calculator for Furnished Accommodations

The corporate relocation and business travel industries have prioritized reducing the carbon footprint of employees traveling and moving on behalf of their employers. Establishing baselines for carbon emissions associated with the travel and relocation journey has been a critical goal. Carbon emissions calculators enable housing suppliers to determine current emissions levels and plan for reductions. Calculators also enable objective, reliable reporting to support corporate sustainability and ESG initiatives.

Stays in hotels and alternative accommodations such as furnished apartments are part of the carbon footprint of travel and relocation. The HCMI (Hotel Carbon Management Initiative) launched in 2022 enabled tracking of carbon emissions for the hotel industry. With the release of FACCT, the Furnished Accommodations Carbon Calculator Tool, suppliers of furnished housing can now also provide emissions analysis at the level of individual stays in their properties.

FACCT is the only calculator in the industry that provides this level of analysis using scientifically validated emissions standards.  The calculator has been developed by Greenview and CHPA, the alternative accommodations industry’s largest trade association. Dwellworks Living, a key global provider of alternative accommodations and temporary living solutions, and co-chair of the CHPA Sustainability Taskforce, is a foundational sponsor of the FACCT initiative.

CHPA launches agnostic, unified, industry-wide carbon calculator (FACCT)

INDIANAPOLIS (April 17, 2025) The Corporate Housing Providers Association (CHPA) has launched the Furnished Accommodations Carbon Calculation Tool (FACCT), a powerful new resource designed to help corporate housing and serviced accommodation providers accurately measure the carbon footprint of individual units. This initiative represents a significant advancement in sustainability efforts within the corporate housing profession, equipping providers with the data they need to drive informed decision-making and meet client sustainability expectations.

FACCT offers a standardized methodology for assessing emissions. By utilizing the tool, providers and agencies can track emissions tied to their accommodations and establish a baseline for sustainable decision-making in their units.

“The launch of the Furnished Accommodations Carbon Calculation Tool is a game-changer for our profession,” said CHPA CEO Nick Estrada, CAE, CMP. “By providing an agnostic, unified, data-driven approach to emissions measurement, it gives providers a tool they may not have been able to build on their own to help them succeed.”

Attendees at CHPA’s signature event, Connect, received the first phase of implementation.

To further support providers in understanding and utilizing FACCT, CHPA will host a free informational webinar on April 29 at 10 a.m. ET. This session is open to anyone, regardless of CHPA membership status, and will provide an overview of the tool’s features, guidance on its application, and insights into how it can help meet client sustainability expectations. Registration is available at chpaonline.org/FACCTwebinar

Developed through a collaborative effort led by CHPA’s Sustainability Workgroup, FACCT integrates insights from industry leaders and sustainability experts to ensure accuracy and relevance. It is the only calculation tool on the market using methodology backed by Greenview, a leader in hospitality carbon measurement and the creator of the hotel industry’s Hotel Carbon Measurement Initiative (HCMI) tool. This joint initiative underscores a shared commitment to environmental responsibility and a future where sustainable practices are the norm across the corporate housing sector.

Industry leaders and joint chairs of the CHPA Sustainability Task Force, Jo Layton, CEO of CAP Worldwide Serviced Apartments, and Debbie Woodley, CCHP, Vice President – Global Supply Chain at Dwellworks Living, have been driving the development of this critical tool for over two years.

“By contributing to the development of this carbon calculation tool, we are helping to establish a new benchmark for sustainability standards in corporate housing,” said Woodley. “This tool allows providers to measure their impact more effectively and have the information needed to take actionable steps toward reducing emissions and aligning with client expectations.”

“FACCT is a vital step forward for corporate housing providers and agents committed to sustainability,” says Layton. “By offering a clear and consistent way to measure carbon footprints, we can make meaningful progress in developing a plan to reduce our environmental impact and meet the expectations of our valued clients and partners.”

FACCT equips corporate housing providers to integrate sustainability into their operations, support corporate clients’ environmental goals, and enhance industry-wide accountability. CHPA remains dedicated to fostering collaboration and innovation to address sustainability challenges and ensure the corporate housing profession remains at the forefront of responsible business practices.

Dwellworks Living Has Played a Critical Role in Corporate Housing Sustainability

Dwellworks and Dwellworks Living have played a prominent role in promoting sustainable business travel and relocation programs since the launch of our ESG initiative in 2021. In the past five years, we have reduced the Scope 2 carbon footprint of our internal operations by an estimated 66%, while inspiring the partners in our Scope 3 supply chain to take action to reduce emissions within their properties.  In our 2025 survey of temporary living and furnished accommodations suppliers, 96% of respondents confirmed their investment in sustainable property management, including using more efficient sources of energy, reducing water use and food waste, installing energy efficient appliances, and providing on-site education for staff and guests on tips for a sustainable stay in corporate housing.

A Leading Voice for Sustainability in Furnished Accommodations

Debbie Woodley, Vice President of Global Supply Chain at Dwellworks Living, has been an advocate for environmentally responsible temporary living and serviced apartment solutions for years.  As a co-leader of CHPA’s Sustainability Task Force, Debbie has been involved in the strategic planning, product design, and essential industry sponsorships that secured the funding for FACCT.  Additionally, she has been a strategic resource linking the expectations of corporate clients, relocation management companies, and travel buyers with the capabilities of corporate housing suppliers and their adoption of sustainable practices.

At the CHPA Connect 2025 conference in February 2025, Debbie, along with Jo Layton at CAP Worldwide and Phil Stapleton at SITU, guided an engaged group of alternative accommodations property managers through a session on “Simplifying Sustainability. Solutions partners were provided with a practical roadmap for integrating sustainability into their business strategies. Attendees came away with practical tools to assess their current sustainability status, define clear goals, and implement measurable improvements that align with stakeholder expectations.

The Simplifying Sustainability session was one of many training experiences and resources being rolled out in support of FAACT and in coordination with CHPA. Debbie is leading the  Dwellworks Living commitment to working in partnership with industry associations, and corporate housing and furnished accommodations operators to accelerate the adoption of the Furnished Accommodations Carbon Calculator Tool. Together, we’ll provide clients with the information they need to measure and report progress in sustainability.
