Andrew Scott, Managing Director, EMEA for Dwellworks and Jake Bone, Director, Operations, EMEA for Dwellworks Living and ASAP Board Member joined 100+ serviced apartment and relocation and travel industry colleagues for the conference organized around the theme Stronger Together. Dwellworks Living Addresses Industry Trends and Headwinds
The conference sessions included an important conversation on the The State of the Nation: Global Trends in Serviced Apartments, Business Travel & Relocation, moderated by Steve Lowy at RES, with a group that included Dwellworks Living’s Andrew Scott and industry representatives Bella Nokes – CITYUS, Samantha McKnight, CIBT, Dominic Sherry, Viridian Apartments, and Clive Wratte, The BTA.
Representing the global reach of Dwellworks Living as a solutions provider for corporate housing across EMEA, APAC, and the Americas, Andrew fielded questions ranging from the impact of global political headwinds, as economic policies remain unsettled and have on knock-on effect on hiring decisions and business travel, to the expectations of relocation management companies, to the status of ESG and sustainability programs (still highly valued by global corporate clients although with a very pragmatic and implementation oriented focus), and the integration of AI into relocation, business travel, and corporate housing services.
Andrew shared the perspective that as business travellers and relocating employees have a greater voice in policy and practice, they are influencing expectations for more choice and better housing options. Corporate housing solutions are increasingly understood to be more cost-effective, more comfortable, and ‘greener’ options for businesses, and this helps fuel the industry’s expansion and visibility. Integration into travel platforms and relocation management company systems is an opportunity for growth since all parties in the travel/relocation ecosystem are looking for operating efficiencies, lower costs, and more personal travel experiences. Economic stabilization and clarity of direction in trade, tariffs, and regulatory requirements will drive growth in travel and relocation, and the serviced apartment sector is poised to be responsive to new and growing markets.
Consistent Regulatory Guidance Will Accelerate Serviced Apartment Growth
The event agenda also included a focused summary of regulatory and legal issues of importance in the temporary living, corporate housing, and serviced apartment space. Rental housing of all kinds is under increased regulatory scrutiny in the UK and across Europe. The Regulation Rundown session at the conference explored the impact on serviced apartment providers of unclear regulations, inconsistent planning decisions, outdated legal definitions, and a general lack of awareness of what the serviced apartment sector does and contributes. In an environment of new expectations from business travelers, relocating employees, and their employers, corporate housing is increasingly recognized as an essential option in mobility and business travel accommodations programs.
Investment in the sector is at an all-time high, as developers see opportunity, but further clarity on regulatory infrastructure and consistent local governance is required to sustain and expand this positive trend. On the regulatory side, ASAP is a champion to government agencies of the industry’s role and economic contributions and will publish the latest in a series of thoughtful white papers, Caught in the Crossfire, in early December. The keynote speaker at the ASAP 2025 Conference was Futurist Richard Watson, of Cambridge University, the Imperial College, and currently the London Business School. His timely topic was “The Future is Coming Fast. Are You Ready?” The session was a reminder to all of us in the fast-evolving serviced apartment industry to align our investments in people, practices, and properties with global megatrends and signals. The future is, by definition, uncertain but is also an opportunity for those paying attention to external, macro influences to develop scenarios that respond to a range of prospective and alternative needs.

Among the agencies our Dwellworks/Dwellworks Living team support in Cornwall are ShelterBox, Cornwall Fire and Rescue, and Kowel Genen: The Hive. Consistently for the past several years, our team has organized donations of gently used technology hardware and office furniture to assist these charities in providing their administrative services, as well as donations of Christmas food hampers and food pantry fundraising. We’re proud to promote our ‘neighbors helping neighbors’ programs in our local community and grateful for the recognition from ASAP.
The Volunteer of the Year award from ASAP brings a spotlight to the empathy and human touch of our business.
