Key Q4 Travel Policy Trend - Increased Interest in Cost Saving Solutions

In Q3, we shared research from the Global Business Travelers Association (GBTA) predicting a 6% growth in business travel spend, including accommodations, in 2025 versus 2024. This prediction was tied to a continued expected return to standard business travel practices, balanced by ongoing caution and cost control policies from global employers in an uncertain geopolitical and tariff and trade environment. 

As we move through the final quarter of the year, corporate travel, especially at large organizations, continues to an area of both cost scrutiny as well as business opportunity. In its recently published 2025 Corporate Travel Study, Deloitte describes corporate travel as operating in a “backdrop of mixed and muted signals.” Among the positive signals, and those we see in Dwellworks Living bookings, is an increased travel commitment from companies to training and in-person collaboration.

Corporate travel buyers also continue to look for effective cost control measures, while responding to the needs of a wide range of travelers. This alignment of an interest in alternative options for travelers, as well as in lower costs, is an opportunity for expanded uptake of furnished accommodations. Furnished apartments are an attractive alternative to hotels for the longer stays associated with projects, training, client work, and team collaboration. The data on Average Daily Rates for these properties as tracked in our proprietary Market Rate Indicator, points to stable-to- lower daily accommodations costs in many markets due to expanding supply from increased property developer investment. 

 

Market Rates Reflect Supply, Demand, and the Impact of Local Regulations 

We observe mostly stable pricing in short-term temporary living rentals across the global locations served by Dwellworks Living, supported by generally sufficient supply in most markets. 

  1. Corporate Policies Are Shifting from Hotels-Only to Choice-of-Accommodations: Dwellworks Living has previously noted a directional shift from travel buyers away from a nearly exclusive focus on hotels to accommodations programs which support traveler choice in a well-managed environment that supports the ability to compare pricing and amenities. Corporate Housing is increasingly a preferred choice for homelike living and lower costs for stays of 5+ days.
     
  2. Supply is Good in Markets that Favor Development: Across the 30+key markets we track for our quarterly reports (and the over 900 markets we track overall with our Market Rate Tool), the general trend is good availability and the ability to present multiple options for each request for housing. This is especially the case in markets in the Middle East, London, Singapore, and the San Francisco Bay Area where property development is expanding, resulting in more options. Demand is also strong in these markets, resulting in manageable ADRs for the end of year, when travel and relocation activity tends to be lower.
     
  3. Regulation and Cost-of-Investment Barriers Impact Supply in Some Key Markets: In some markets such as Amsterdam and Madrid, local governments continue to focus on regulations that enable greater housing supply for local residents, with the consequence of shrinking rental inventory overall. In other markets, such as Bengaluru, the demand is strong, but the ROI on property development is more limited as clients expect low-cost solutions, providing less incentive to investors. Our booking and supply chain experts work directly with landlords to add options to our database and curate and expand our vetted and compliant portfolio options to ensure depth of choice even in challenging markets.
     
  4. Travel for Groups, Training, and Client-Work Continues to Grow: The Deloitte 2025 Corporate Travel Study reinforces a trend noted by GBTA towards more diversified business travel needs. Business travel supports activities beyond direct sales, including, importantly, team building, client-engagement, and training. Furnished living accommodations are often a more affordable, more comfortable option for these travel needs.
      
  5. Economic and Trade Uncertainty Will Continue to Impact Travel Budgets: Business travel in general is often less active in the fourth quarter of the year. This may especially be the case in Q4 2025 as companies evaluate impact of economic policy on their bottom line and develop strategies for 2026 that are both growth and cost-control oriented.
