Q2 2025 Reports: Why Alternative Accommodations Data Matters More Than Ever
The corporate housing landscape is impacted as global business travel and mobility programs adapt to economic shifts, geopolitical developments, and evolving workforce expectations.
For global mobility teams, travel managers, and corporate housing buyers, real-time market intelligence is essential for securing the right accommodations at the right price while ensuring compliance with local regulations.
At Dwellworks Living, we provide quarterly corporate housing updates that help companies navigate these changes with data-backed decision-making and global insights. Our latest Q2 2025 Corporate Housing Market Report highlights key pricing trends, availability of supply, and the impact of business sector travel and relocation commitments across APAC, EMEA, and the Americas.
Globally, we see mostly stable pricing in both short-term rentals for temporary living and long-term rentals for professionals on assignment. In markets that have added rental inventory over the past 12 months, availability has increased, and price increases have moderated. In locations where developers have been reluctant to invest in new properties due to high interest rates, the cost of construction, and unfavorable government regulations or policies, we continue to see low vacancy rates and higher rents.
Q2 2025: Key Trends Shaping Temporary Living for Relocation and Business Travel
1. Rates and Availability Impacted by the Macroeconomic Environment
Asia-Pacific (APAC): High Expectations for Growth Tied to Geopolitical Stabilization
- Bengaluru: India’s “Silicon Valley” remains a cost-sensitive furnished accommodations market, with good supply for corporate training and group travel needs.
- Hong Kong: Increased demand in the Greater Bay Area means higher costs in a market with limited furnished living alternatives. Uptick in groups and training needs.
- Shanghai: Lower travel volumes are currently yielding greater availability and lower prices.
- Singapore: New supply in the past year has made rates more competitive. Still the busiest travel hub in APAC but volume continues to increase to other key regional locations.
Europe, Middle East, and Africa (EMEA): Steep Increase in Travel to the Gulf States
- Abu Dhabi: Business activity is on the rise in the Gulf States, with Abu Dhabi as the market where we have seen the steepest growth in housing requests.
- Amsterdam: Remains a top destination. Pricing reflects strict government oversight of the rental market.
- London: Housing prices for corporate stays are staying competitive due to ample inventory.
- Munich: Demand remains high for limited inventory and limited new supply.
The Americas: Increased Rental Inventory in Much of the US has Stabilized Prices
- Houston: Good availability in a market tied to Energy sector investment.
- New York City and San Francisco: Short- and long-term rental housing remains expensive as companies add AI tech talent and summer interns.
- Vancouver: Increased availability has brought down stubbornly high rates.
2. Market Growth and Temporary Housing Needs in Emerging Travel Destinations
Dwellworks Living has seen a surge of business travel interest in key destinations in the Gulf States, including Doha in Qatar, Dubai and Abu Dhabi in the United Arab Emirates, and Riyadh in the Kingdom of Saudi Arabia. As the region accelerates its economic diversification, we see increased demand from the infrastructure, finance, and consulting sectors.
Similarly, many businesses are expanding their group and projects programs, primarily for onboarding and training new talent. We see this trend for group housing support especially in the Greater Bay Area of South China, Tokyo, and multiple locations in India.
3. Standardized Carbon Emissions Measurements for Stays in Corporate Housing Now Available to Suppliers
Dwellworks Living is a sponsor of FACCT: The Furnished Accommodations Carbon Calculation Tool sponsored by CHPA (CHPAonline.org/FACCT). This unified, agnostic, industry standard tool for scientifically validated carbon emissions measurements in furnished housing is now available to all suppliers at no cost.
We’ll be updating supplier participation in FACCT and its impact on delivering sustainable housing choices throughout 2025.
